One innovation we offer is our pre-appraisal, pre-inspection listing program. How many times have you heard horror stories from friends and others about a typical house sale falling apart right before closing because of issues arising from home-inspections and/or appraisal problems? This program serves multiple functions and prevents 99% of these problems and best of all, it costs you nothing.
Here's how it works. Prior to listing your property we bring in a Certified Real Estate Appraiser and Certified Home Inspector to appraise the property and perform a pre-inspection. You (the homeowner) pay for these services up front. We then advertise this fact to potential buyers and their agents and once the property goes to closing we reimburse you in full.
It sets your property apart from others in the same price range and gives prospective buyers and you the peace of mind that you are not going to run into unexpected problems with repair and/or financing issues after your property has been off of the market for weeks. For this reason, when buyers and their agents are shopping for properties and have their choices narrowed down to two or three homes, many times they will opt for the one they believe to be in better conditioned and/or properly priced. It also narrows the back and forth of negotiation if you know up front that the property has already been appraised and inspected by professionals.
